Cleaning Condition & Scope Policy

1. Purpose

This policy defines how property condition levels are classified, how scope is determined, and how pricing is applied across all services.

It forms part of our Terms & Conditions and applies to all quotations, bookings, and service agreements.


2. Condition Classification Principles

  • Condition level determines labour time allocation and pricing.
  • Condition classification is based on actual contamination level, not property size alone.
  • Final classification is confirmed on physical inspection.
  • If actual condition exceeds the declared category, pricing and scope will be adjusted prior to commencement.

3. Property Turnover Cleaning

3.1 Light Condition

Definition
Property shows minimal soil load and has been reasonably maintained.

Typical Indicators:

  • No heavy grease accumulation
  • Minimal limescale
  • No ingrained grime
  • Appliances in fair condition
  • No significant pet hair or odour

Excludes:

  • Thick grease carbonisation
  • Heavy scale removal
  • Grout restoration
  • Adhesive removal
  • Mould remediation
  • Specialist stain treatment

3.2 Standard Condition

Definition
Property reflects normal end-of-tenancy or routine occupancy wear.

Typical Indicators:

  • Moderate grease inside oven and kitchen
  • Moderate limescale
  • General dust accumulation
  • Standard appliance deep cleaning required

Does Not Include:

  • Multi-layer grease stripping
  • Heavy grout blackening
  • Severe neglect
  • Biohazard contamination
  • Construction residue

3.3 Heavy Condition

Definition
Property shows above-average contamination or neglect requiring extended labour.

Typical Indicators:

  • Thick grease build-up
  • Heavy limescale requiring mechanical agitation
  • Blackened grout
  • Heavy pet hair accumulation
  • Thick dust deposits
  • Appliances heavily contaminated
  • Multiple-pass cleaning required

Excludes Unless Quoted Separately:

  • Hoarding situations
  • Biohazard cleaning
  • Mould remediation
  • Structural restoration
  • Waste clearance

4. Construction & New Build Cleaning

These levels apply to new build, refurbishment, and developer projects.

4.1 Sparkle Clean

Final presentation clean after trades have completed.

Typical State:

  • No active works
  • No fresh sanding or painting
  • Light settled dust only

Includes:

  • Full internal deep clean
  • Fine dust removal
  • Internal glazing clean
  • Kitchen and sanitary detailing
  • Presentation-ready finish

4.2 Revisit Clean

Light follow-up clean after a completed Sparkle clean.

Applicable When:

  • Property was previously cleaned by us
  • No additional trade works occurred
  • Only light settled dust present

Includes:

  • Surface wipe-down
  • Spot glass polish
  • Light vacuum
  • Sanitary refresh

If new works occurred, Sparkle or Builders condition applies.


4.3 Builders Condition

Property affected by construction residue.

Typical Indicators:

  • Plaster dust
  • Paint splatter
  • Silicone smears
  • Cement residue
  • Adhesive film removal
  • Heavy fine airborne dust

Requires extended labour and intensified cleaning methods.


5. Reclassification Triggers

The following automatically require condition review:

  • Undeclared heavy grease
  • Severe limescale
  • Trade re-entry after Sparkle
  • Construction dust in domestic turnover
  • Heavy pet contamination
  • Mould presence
  • Excessive waste

6. Remote Quotation & Image-Based Assessment

Where a quotation is prepared based on photographs, videos, or written descriptions provided by the client:

  • The quotation is based solely on visible condition.
  • Images may not reveal depth of contamination, hidden residue, odours, or internal appliance condition.
  • Quotations are provisional until on-site verification.

If actual condition exceeds that represented in submitted materials:

  • The service level will be reclassified.
  • Revised pricing will be confirmed before work proceeds.

7. On-Site Verification

Final condition classification is confirmed upon physical inspection.

Work will not proceed at an under-declared rate if actual condition exceeds the agreed category.


8. Exclusions

Unless specifically listed in the quotation, services do not include:

  • Structural repairs
  • Damage rectification
  • Specialist restoration
  • Hazardous material removal
  • Waste disposal beyond agreed scope

9. Acceptance

By confirming a booking, the client acknowledges:

  • Review of this policy
  • Understanding of condition classifications
  • Acceptance of potential reclassification upon inspection
