Light Condition

Characteristics
  • Property regularly cleaned prior to booking
  • No heavy grease accumulation
  • Minimal limescale (light spotting only)
  • No ingrained staining
  • Surfaces wipe-clean without intensive agitation
  • No strong odours
  • Appliances lightly soiled only
Typical Scenario
  • Owner-occupied home preparing for refresh
  • Well-maintained tenancy
  • Pre-sale presentation clean
Not Included at Light Level
  • Thick oven carbon removal
  • Heavy grout restoration
  • Hard water scale removal requiring scraping
  • Mould remediation
  • Nicotine staining removal

Standard Condition

Characteristics
  • Noticeable but typical domestic build-up
  • Moderate grease on hob/extractor
  • Visible bathroom limescale
  • Dust accumulation on skirtings and high surfaces
  • Interior appliances require degreasing
  • Light staining to switches/handles
  • Minor splash marks on walls
Typical Scenario
  • Standard end-of-tenancy
  • Family home with routine use
  • 6–12 months cleaning gap
May Require
  • Degreasing chemicals
  • Descaling agents
  • Steam detailing (if booked)
  • Extended manual agitation
Not Included at Standard Level
  • Full restoration of heavily carbonised ovens
  • Thick, hardened limescale requiring mechanical scraping
  • Grout re-colouring or re-sealing
  • Silicone replacement
  • Permanent staining removal (rust, dye transfer, bleach damage)
  • Nicotine film removal from full-property surfaces
  • Mould remediation beyond surface wipe treatment
  • Exterior pressure washing
  • Post-construction cleaning
  • Biohazard contamination

Where such conditions are identified, the property may be reclassified to Heavy or require specialist add-ons.

Heavy Condition

Characteristics
  • Thick, layered grease accumulation
  • Heavy or crusted limescale
  • Ingrained staining
  • Long-term neglect
  • Nicotine film or strong odours
  • Heavy internal appliance contamination
  • Bathroom scale requiring mechanical removal
  • Black mould presence (non-structural)
Typical Scenario
  • Long-term tenancy without deep cleaning
  • Student property
  • Vacant property with extended neglect
  • Post-building works (non-construction clean)
May Require
  • Specialist degreasing cycles
  • Multiple chemical applications
  • Extended dwell time
  • Mechanical agitation
  • Additional labour hours
Not Included at Heavy Level

Heavy classification allows extended labour and chemical treatment, however the following remain excluded:

  • Structural mould remediation
  • Removal of permanent staining or material degradation
  • Paint restoration or wall washing beyond surface clean
  • Silicone or grout replacement
  • Carpet or upholstery restoration (unless separately booked)
  • Pest-related contamination
  • Human or animal waste biohazard treatment
  • Post-fire or smoke damage restoration
  • Exterior cleaning requiring pressure washing equipment

Heavy classification increases labour intensity but does not convert the service into restoration, remediation, or specialist environmental treatment.

Important Operational Note:

If the selected condition level materially differs from actual property condition on arrival:

  • Work may be paused
  • Time allocation may be adjusted
  • Additional charges may apply
  • Revised approval will be required before continuation
  • This ensures fair scope alignment and quality standard compliance.

Condition classification is based on visible surface contamination. Structural damage, permanent staining, paint deterioration, sealant failure, or ingrained material degradation are not considered cleaning defects.
